Lingen Hall Booking Terms & Conditions

1          Contract
Kamiph Investments Ltd arranges short term holiday rentals of Lingen Hall.  The Contract is between Kamiph Investments Ltd and the Client.  The Contract is entered into when Kamiph Investments Ltd issues the booking invoice and at this stage the Client becomes subject to all the Booking Conditions. The Client should check the booking invoice carefully.

2          Payment
A deposit of 25% of the rental fee is payable if the booking is made more than 8 weeks before the start of the rental.  The balance shall be payable 8 weeks before the commencement of the rental.  Non-payment of the balance of the rent on or before the due date shall be construed as a cancellation of the contract by the Client.  For bookings made less than 8 weeks before the commencement of the rental the total fee is payable.

3          Cancellation
You may cancel your booking at any time; however, You will not be entitled to monies paid as a deposit. The deposit should be deemed nonrefundable. If your arrival date is less than three months away the balance will still be due to us. As a goodwill gesture the Agency or the Owner may attempt top resell the property, if it is more than three months to the arrival date. In this instance, the Owner may need to apply an offer or discount to re let the stay. Any monies that could be reimbursed will be at the discretion of the Owner. Cancellation of your stay must be made in writing to admin@lingenhall.co.uk. Once cancellation has been confirmed by Lingen Hall, your booking will be deemed cancelled.

4          Changes of Date
Lingen Hall may consider a request from a client to change the dates of the booking after confirmation has been issued.  Agreement will be given subject to the following conditions being met: i) the request is received more than 8 weeks away from the start of the booking and ii) the client pays an administration fee of £50 plus VAT

5          VAT
VAT is included in the rental fee for all properties

6          Period of Hire
Rentals commence unless otherwise notified at 4pm on the day of arrival and terminate at 10.00 am on the day of departure.

7          Number of Persons using the Property
The number of persons occupying a property must not exceed the maximum number stated in our information.  26 Adults, 3 children under 14 and 2 babies.

8          Complaints
Should there be any cause for complaint during the occupation of the property it must be notified promptly to Lingen Hall and in case of serious problems confirmed in writing.  We would investigate immediately and take the necessary remedial action where possible.  Compensation will not be offered where the Tenant has denied the Owner the opportunity to rectify matters during their holiday.

9          Breakages and Damages
The Client is legally bound to reimburse Kamiph Investments Ltd for repair or extra cleaning costs on demand.  A breakage deposit of £1000 is taken per booking. This will be refunded should no damages be incurred.  If damages are incurred up to this amount, then it will be removed from your breakage deposit subsequent to your visit and after communication with yourselves.

10         Care of the Property
The Client shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and condition and in the same clean and tidy condition at the end of the rental period as at the beginning.

11         Pets
We allow two well behaved dogs to stay with guests at Lingen Hall. We ask that dogs stay off of the furniture and remain downstairs only. We have provided a comfortable dog bed and bowls for your convenience. Please clear up after your dog in the gardens. Dog waste can be disposed of in bags and into the bin store provided.

12         Smoking
There is no smoking permitted in our property.  Please smoke in the gardens only and on the terraces and use the ashtrays provided. Do not dispose of ends in the flower beds please.

13         Liability
Kamiph Investments Ltd shall not be liable to the Client or third parties for any accident, damage, loss, injury expense or inconvenience, which may be suffered, incurred, arise out of or in any way connected with the rental.  If the property which Client has booked becomes unavailable or unusable for some reason prior to the date of a booking, then Kamiph Investments obligation will be to use their best endeavour to find a suitable alternative property or to reimburse the Client for any monies paid.

14         Warranties
Kamiph Investments does not warrant and is not responsible for the accuracy of any verbal information given or statements made by its servants or agents.

15         Right of Entry
Kamiph Investments shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.

16         Facilities use
Kamiph Investments does not accept any liability for accidents whilst onsite or while using our facilities (including but not limited to the swimming pool, garden games, lake or brook). By signing, you agree to use all facilities according to the rules and instructions, at all times.

17           Noise and disruption
Kamiph Investments will not tolerate excessive noise of any kind (personal or music), that is audible to our neighbours. We ask that outside music is turned off by 9pm. Inside music by 12pm.

18         Late departures
Departure is before 10am. Late departures are charged at £200 per hour thereafter.

Swimming Pool Rules 

The Swimming Pool is provided for your use and enjoyment, the water has been treated to ensure it is correctly balanced. If used following these instructions, there should be no need for additional maintenance visits. Swimming Pools pose dangers to guests, please ensure you and your guests read, understand and follow the rules before entering the water:

  1. The swimming pool is to be used responsibly at all times, all guests accept full responsibility while using the Swimming Pool and Kamiph Investments Ltd are not liable for any injuries or accidents.
  2.   No Lifeguard on duty swimming is at your own risk
  3. No diving, jumping or running
  4. Children under 12 must always be supervised by an adult
  5. We do not advise lone swimming at any time
  6. Do not consume alcohol when using the pool
  7. Pump must be removed from the top cover BEFORE cover is opened
